Residents living in the Imperial Avalon Mobile Estates have scored a huge victory in securing an unprecedented relocation benefits package due to the closure of the mobile home park. The city council was instrumental in negotiating a compensation package that goes above and beyond both local and state law. The council has ensured the nearly 400 seniors currently living on the property, would have ample money to use towards relocation, and a right to return once the new senior housing is built.
“We and our relocation specialists are working hard every day to make sure our seniors are taken care of. The process is just beginning and already over 30 households have moved or are starting the process with us at their request,” said Darren Embry, Community Development Director for Imperial Avalon LLC. “The benefits packages are making sense for them and I’ve got more folks calling me every day because they are hearing from their neighbors and are trusting that we will do right by them.”
Although the city’s ordinance doesn’t require developers to pay a premium price for their mobile homes, the developer is ensuring that the benefits packages they’ll be receiving on average upwards of $100,000, without regard to the current condition of the resident’s mobile home.
As the support for the project continues to grow among residents of the mobile home park community, Council Member Jim Dear, who has long bragged about his stronghold of voters in Carson mobile home parks, was recently witnessed in a very heated argument that quickly turned physical.
Speaking anonymously out of fear of retaliation by Council Member Jim Dear, and his loyal supporters, residents say Dear has been witnessed on numerous occasions campaigning in mobile home parks; sometimes in heated arguments with residents that understand and support the Council’s decision, or are excited about the upcoming development.
Imperial Avalon LLC is also offering residents the right to return to the development, in new senior housing, with 20 years of subsidized rent for those wishing to return. This benefit is intended to provide real options for residents who have grown accustomed to the benefit they’ve been receiving while living in a rent-controlled mobile park.
Imperial Avalon LLC doesn’t have a firm closure date yet established, but is focused on helping residents find comfortable and affordable homes, and promises that the park won’t close before January 2022.
